LOCATION: Approximately 21.2 miles SW of Hondo, Texas, and approximately 7.3 miles WSW of Yancey, Texas. Property is 4 miles off of FM 2200 on paved County Road 731. The subject property has approximately 775 feet of frontage on paved County Road 731. This property is remote and secluded, near the end of County Road 731, but easily accessed by paved road all the way.

ACREAGE: Total acreage is 450.04. This is comprised of 448.42 contiguous acres plus a one-half
undivided interest in 3.24 acre shared road (1.62 acres). There are no easements through the property other than utility easements from Yancey Water Supply Corp. and Medina Electric Coop.

WATER: There is a new Yancey Water Supply Corporation meter installed on the property. Previous owners also state there is an old hand dug shallow well on the property.

ELECTRICITY: Electricity provided by Medina Electric Coop is on the property.

MINERALS: This property is very near the Eagle Ford Shale area. There is talk of permitted well sites in the area, however, Broker has not verified this to date. Seller’s own 100% of the Executive Rights and 50% of the Royalty Rights to the property and will convey 50% of the Executive Rights and a 25% Royalty interest to the new Buyer. DESCRIPTION: This is a very diverse property that ranges from heavy blackbrush and guahillo brush ridges with fantastic views to sandy bottoms with large oak and mesquite trees to tillable field land (has not been plowed recently) to creek bottom land along Squirrel Creek.
